Why can't you build on your whole plot? Understand setbacks, ground coverage, floor area and height rules for houses in Telangana and Andhra Pradesh.
Before designing, every architect checks what the building rules allow on your plot. These rules decide how big — and how tall — your house can be.
Setbacks
Setbacks are the open spaces you must leave between the building and the plot boundaries — front, rear and sides. They depend mainly on plot size, road width and building height. Larger plots and taller buildings need bigger setbacks.
Ground coverage
The share of the plot the building's footprint can cover. What's left after setbacks is usually the maximum footprint.
Floor area and height
- Telangana and AP building rules link the number of floors and height mostly to road width and plot size.
- Buildings above certain heights need fire NOCs, lifts and more parking.
- Stilt parking is often allowed without counting as a floor, if the rules are met.
Parking
Rules set minimum parking — this is why many G+2 and G+3 houses use a stilt floor.
Why it matters
- Deviations can stop occupancy certificates, bank loans and future sale.
- Building beyond approved limits risks penalties or demolition.
Getting the most from your plot
A good architect maximises usable space within the rules — efficient staircases, smart parking and well-planned balconies.
Rules are revised from time to time, so we always check the latest regulations for your exact plot. Send us your plot size and road width for a free buildability check.
