How home construction loans work in India: eligibility, documents, stage-wise disbursement, interest during construction and tips to keep the project on schedule.
Most families building on their own plot fund it with a home construction loan. Unlike a loan for a ready flat, the money is released in stages as the house is built.
Eligibility and amount
Banks generally lend a large share of the construction cost (often 75–90%, depending on the amount), based on your income, credit score and the bank's valuation of the estimate.
Documents usually needed
- Plot title documents and encumbrance certificate
- Approved building plan and permission
- Detailed cost estimate from the builder or engineer
- Income proof, bank statements, ID and address proof
Stage-wise disbursement
1. Foundation / plinth complete
2. Slabs complete (often floor by floor)
3. Brickwork and plastering
4. Flooring, fittings and finishing
At each stage the bank's engineer inspects the site and releases the next tranche.
Interest during construction
Until the full loan is disbursed, many banks charge only interest on the amount released (pre-EMI). Full EMIs start after final disbursement — or earlier if you choose.
Tips
- Match your builder's payment schedule to the bank's stages.
- Keep your own contribution ready for the early stages.
- Choose a builder who shares photo updates and stage certificates — it speeds up bank inspections.
