What really goes into the per-sq.ft rate, and how to avoid the hidden costs that push budgets up by 15–25%.
Construction cost is usually quoted per square foot of built-up area. But two quotes with the same rate can lead to very different final bills.
What the per-sq.ft rate covers
Structure (cement, steel, concrete), masonry, plastering, flooring, plumbing, electrical, painting, doors, windows and labour.
What usually isn't included
- Approval and statutory fees
- Compound wall, sump and borewell
- Lift, solar, home automation
- Interiors and modular furniture
Where budgets go wrong
Most overruns come from vague estimates, material price escalation, rework and delays. A signed BOQ with brand names and quantities is the single best protection.
Rule of thumb
Add up the package rate × built-up area, then ask your builder to list everything that is NOT included. That list matters as much as the rate.
