Two quotes, very different prices? Learn how to read a construction quotation and bill of quantities (BOQ) and spot the exclusions that cause cost overruns.
Comparing construction quotes is hard when each builder writes them differently. Here's how to compare them fairly.
Per sq.ft rate vs BOQ
- A per sq.ft quote multiplies a rate by the built-up area. Check how the area is measured — some count balconies, headrooms and staircases at full rate.
- A BOQ (bill of quantities) lists every item with quantity and rate — more transparent and easier to compare.
Check the specifications, not just the price
- Cement and steel brand and grade
- Concrete grade (M20/M25)
- Wall material and thickness
- Flooring — tile type, size and price allowance per sq.ft
- Doors and windows — material and brand
- Electrical — wire brand, switches, number of points
- Plumbing — pipe brand, sanitaryware and fittings allowance
- Paint — brand and number of coats, inside and outside
Common exclusions
- Sump, septic tank and borewell
- Compound wall and gate
- Elevation features
- Approvals, architect and structural design fees
- Electricity and water connections
- Extra excavation for rock or poor soil
Payment terms
Payments should follow completed stages, not dates. Avoid paying a large advance.
